Why have a pre-purchase survey?

 

When buying a property it is very easy to be pressured into making a quick decision. Frequently the choice is made after only a couple of visits and it is not unusual for buyers to overlook the condition of a property. As a result they may pay over the odds or considerably underestimate the costs of any renovation work required.

 

Of course players in the property selling process are working for their own interests and not yours, the buyer.  Consequently it is very easy to get into a situation you may later regret.

 

You can strengthen your position by instructing  a professional and completely independent building surveyor. One who has absolutely no outside interests related to your decision and who is committed to acting only for you.

In brief, the Full Building Survey covers: Construction type and description. All exposed structural and sub-structural elements (surrounding ground, floors, walls, joinery, roof, chimneys etc.) decoration. and finishes. Kitchen. Bathroom / shower rooms / cloakrooms, as well as an appraisal of the services, electrical, plumbing and drainage systems and paths, paving and terraces.  It will include a summary of any urgent repairs and/or maintenance work needed, with lots of photographs included to illustrate the text. Overall the purpose is to provide a potential purchaser with a clear assessment of the condition and current state of repair.
For complete peace of mind make sure any surveyor you use is independent and will not benefit from any service they recommend, are suitably qualified, registered as a business in France and that they carry Professional Indemnity Insurance for building surveys in France.   Don’t worry just ask
